I work with a lot of investors who are familiar with the 1031 Exchange program.  It allows you to defer the tax liability when selling a business property and buying another one.  This gives you the use of your tax liability.  It involves a third party.  When a business property is sold the proceeds of the sale go to the third party and when you buy a new business property, the proceeds held for you go toward the sale.  There are some rules and time restrictions.
